GENERAL RENTAL CONDITIONS


By booking, you agree to the terms and conditions described below.
The reservation is valid only for the persons mentioned, the signatory assumes the obligations mentioned in the contract as well as those of the participants and accepts the general rental conditions.
The tenant will :
• Sign
the contract and the supporting documents (description and “tenant information” sheet).
• Pay the deposit (non-refundable) of 30% of the total rent to be paid at the time of booking.
• Pay the balance of the rental 60 days before arrival (non-refundable).

Duration


The rental cannot be extended without the prior agreement of the renter, the tenant thus accepting. The lease ceases automatically on the expiry of the date fixed in the contract. There is no need to give leave. The latter declares on honor that he does not practice and does not seek to exercise any profession in the rental and that the premises covered by this contract are rented to him only as temporary residence and pleasure, major conditions without which this lease would not have been granted.

Balance


The tenant agrees to pay the balance, by credit card (secure payment online) or by transfer (RIB annexed) two months before arrival in the premises.
If this period has passed at the time of booking, the entire rental must be paid at the time of booking.
The tenant has no possibility of cancellation and may be ordered to pay damages and interest if he withdraws or if he does not pay the balance within the time limit stipulated in this contract.

Tourist tax


Tenants are required to pay the tourist tax calculated on the number of people (over 18 years) occupying the premises over the period, at the time of the balance of the reservation. The tenant must send the list of occupants (name, surname, age) 5 days after booking.

Security deposit


The security deposit (or deposit) is paid to respond to damage that could be caused to the rented goods and movable and other items lining the rented premises as well as to the various charges and consumptions.
This pre-authorization by credit card provided on arrival will be canceled within 7 to 30 days at the latest of the departure of the tenant, less the items replaced, any costs of restoration, additional cleaning and the amount of consumption. If the security deposit is insufficient, the tenant agrees to complete the sum.

Obligations of the lessor and lessee


• The condition of the properties corresponds to the descriptions communicated at the signing of the contract. If the tenant wishes to make complaints, he must do so upon arrival, or within 24 hours, with a representative of the company Les Coeurs de Marie.

• Furniture and movable objects should only suffer from depreciation arising from the normal use for which they are intended. Those who, at the expiry of this contract will be missing or have been put out of service or out of use, for a cause other than normal wear and tear, must be paid or replaced by the tenant with the agreement of the owner or his agent. This clause also applies to papers, draperies and housing in general. The rental includes the provision of linen.

• It will be retained, if applicable:
a) The value of broken or damaged objects
b) The price of washing or cleaning carpets, blankets, linens, mattresses, bedding, etc. that would have been stained

• The tenant is obligated to use the furniture and objects furnishing the rented property for the purpose for which they are intended and in the places where they are located. It is strictly forbidden to transport them outside the rented premises. Additional beds are not allowed. Similarly, it is forbidden to set up tents in the garden, or to park caravans there.

• The tenant must absolutely refrain from throwing in the sinks, bathtub, bidet, sink, washroom, toilet, etc. objects likely to obstruct the pipes, failing which, it will be liable for the costs incurred for the return to service of these devices.

• Under penalty of termination, the tenant may not, under any circumstances, sublet or assign his rights to this agreement without the express consent of the owner or his agent; he must inhabit the rented premises bourgeois, and may not, under any circumstances, store furniture, except for linen and small objects. The premises currently rented must under no circumstances be occupied by a number of people greater than that indicated on the booking form, unless prior agreement of the agent.

• The tenant may not bring any animals into the premises currently rented, even temporarily, unless the owner agrees.

• The tenant is forbidden to organize any event such as birthday, wedding, baptism… more than the number of people who can stay in the house.

• The tenant is obliged not to do anything that, by him or by his family or by his relations, may affect the tranquility of the neighborhood or other occupants.

• The owner or the agency is not responsible for irregularities that may occur in the water, electricity or telephone services and declines any responsibility for lack of enjoyment not arising from his act.

• No refund will be required if the stay is interrupted.

• Information on the location, nature and installation of the premises is the exact transcript of the information provided by the owner who certifies that the premises will be in perfect condition for the arrival of its tenant.

• In the event that the tenant renews the rental, with or without interruption, the amount of the stay would be due to the renter according to the rates applied on the new rental periods and paid at the start of the new period by transfer or credit card.

• The Renter undertakes to make available to the tenant, the rented accommodation, in accordance with the description and to respect the obligations resulting from this agreement.

Modification or cancellation


No contract changes may be made after the contract is signed.
In case of cancellation, the deposit is not refundable.
The balance must be paid according to the conditions of the contract, 2 months before arrival.

Resiliation


In the absence of payment on the due dates or of non-performance of any clause of this commitment, and eight days after a formal notice remained unsuccessful, the Lessor may demand the immediate termination of this agreement and keep all sums collected.
