GENERAL TERMS AND CONDITIONS OF HIRE


1. Acceptance of terms and conditions


By booking, you agree to the terms and conditions described below. The booking is valid only for the persons named in the contract. The signatory assumes the obligations stipulated in the contract as well as those of the participants and accepts the general rental conditions.

2. Tenant's obligations


  • Sign the contract and its appendices (description and tenant information sheet).
  • Pay a non-refundable deposit of 30% of the total rent at the time of booking.
  • Payment of the balance 60 days before arrival, also non-refundable.

3. Rental period


  • The lease may not be extended without the prior agreement of the lessor. The lease terminates automatically on expiry of the date specified in the contract.
  • It is not necessary to give notice. The tenant declares that he/she does not carry out any professional activity in the rental and that the premises are reserved as a temporary residence and for pleasure.

4. Balance of rental


  • The tenant undertakes to pay the balance by credit card (secure online payment) or by bank transfer (RIB attached), two months before arrival in the premises.
  • If the payment deadline is exceeded at the time of booking, the full rental amount must be paid at the time of booking.
  • If the balance is not paid on time, the tenant may be liable for damages.

5. Tourist tax


  • Tenants must pay the tourist tax calculated on the number of people over 18 occupying the premises during the rental period, at the time of payment of the balance of the reservation.
  • The tenant must send the list of occupants (surname, first name, age) within 5 days of booking.

6. Security deposit


  • A security deposit is required to cover any damage to the rented property, as well as utilities.
  • This deposit is pre-authorized by credit card on arrival. It will be cancelled within 7 to 30 days after departure, after deduction of replacement costs, repairs, additional cleaning and consumption.
  • If the security deposit is insufficient, the tenant agrees to pay the difference.

7. Obligations of the lessor and lessee


7.1. Inventory

  • The condition of the inventories and properties corresponds to the descriptions provided when the contract was signed. If the tenant wishes to make a complaint, this must be made on arrival or within 24 hours of arrival, to a representative of Les Cœurs de Marie.
  • Furniture and furnishings must be used in accordance with their intended purpose. In the event of damage or loss not due to normal wear and tear, the tenant must pay the replacement value or associated costs.

7.2. Obligations relating to the use of goods

  • The tenant undertakes to use the furniture and objects present for the purpose for which they are intended and to refrain from transporting them outside the rented premises. The addition of extra beds or the erection of tents and caravans in the garden is forbidden.
  • Under no circumstances may the tenant throw objects that could obstruct the pipes.

7.3. Subletting and number of occupants

  • Sub-letting and transfer of rights is forbidden without the express agreement of the owner.
  • The tenant may not accommodate more people than those indicated on the booking form, unless agreed in advance.

7.4. Pets and events

  • No animals are allowed in the rented premises without the owner’s prior consent.
  • It is forbidden to organize events (birthdays, weddings, christenings, etc.) exceeding the number of occupants stipulated in the contract.

7.5. Tenant’s liability

  • The tenant undertakes to respect the peace and quiet of the neighborhood and not to disturb the other occupants.
  • The owner or agency cannot be held responsible for irregularities in water, electricity or telephone services.

8. Modification or cancellation


  • No modification of the contract may be made after it has been signed.
  • In the event of cancellation, the deposit is non-refundable.
  • The balance must be paid in accordance with the terms of the contract, 2 months before arrival.

9. Termination


In the event of non-payment on time or non-compliance with the terms of the contract, the lessor may request immediate termination of the contract after unsuccessful formal notice, and will retain any sums already paid.

10. Check-in and Check-out


  • Check-in is from 5:00 pm, with prior appointment.
  • Check-out is by 10:30 a.m., with prior appointment.
